Home Care Maintenance Schedule

Every 6 months we will inspect the following items in your home:

  1. Check driveway/ sidewalks for cracks and trip hazards
  2. Check decks and porch for loose decking rails and pickets
  3. Inspect siding for loose materials, swelling and caulking around doors and windows
  4. Inspect windows for loose/ missing screens and broken glazing
  5. Check exterior doors for operation, locks and weather tightness.
  6. Replace Heating/ AC return air filters (customer supplied)
  7. Perform a visual plumbing inspection of all drain and supply lines including clothes washer, toilets, sinks, and water heater.
  8. Test smoke alarms.
  9. Prepare a written report of the inspection along with an estimate for repairing any defects noted.

In addition to the above, every other visit (once a year) we will:

  1. Visually inspect roof condition
  2. Visually inspect the exterior chimney brick work, pointing
  3. Check ceiling and walls for obvious cracks, general condition and water stains
  4. Inspect floors and floor coverings for general condition and water stains
  5. Inspect tub/shower conditions, enclosures and caulking. Check toilets for seal leaks and firm fit to the floor.
  6. Inspect and operate GFCI receptacles, check all wall switches and receptacles for operation, be sure cover plates are properly installed.
  7. Visually inspect crawlspace and foundation for discoloration, wetness, venting, and condition of accessible floor joists and overall conditions.
  8. Prepare a written report of  the inspection along with an estimate for repairing and defects noted.

PRICING: Services are priced  based  on square footage of the home at $.15 per square foot of roofed area with a $375.00 minimum per year payable when contract is executed. We will perform the inspection at the customer's convenience but we suggest spring and fall inspections.
