The first two weeks in September were very busy with buyers--serious buyers. We worked with several of them who were successful in securing their homes. However, negotiations were drawn out and challenging. There are cash buyers who are looking at homes in the higher price range but inventory is still moving slowly.
The lenders are now closely reviewing the homeowners' associations and budgets. They are also checking reserve account balances and the number of homeowners who are delinquent in paying their dues. This issue has caused a delay in one of our settlements this month.
It is still a very difficult market right now. Sellers need to be realistic with their pricing strategy.
