We have seen an increase in activity in the past two weeks. I have been working with several cash buyers who are interested in the lower price range. Also, when offers are presented to sellers, they have been very receptive. Sellers are trying to make the deals work.

New construction communities are taking probably 30 sales a month from the resale market, which is a substantial number. Short sales and foreclosures are also having a negative impact on values. Buyers are basing their offers on the short sale prices which is hard for sellers to accept.
