    Market continue to be busy - there are still some good 'deals' available. Remember just because the property is a "good price" does not mean it is a good deal! We are still experiencing some issues with appraisals coming in below contract prices. However are are having the best 1st quarter with settlements since 2005.

    We continue to be very busy showing property, negotiating contracts and facilitating settlements plus processing our new listings. While working with several buyers, they are still very cautious about buying and they want to be completely comfortable with their decision plus sellers are starting to be less reluctant to negotiate on price.     With 17 pending sales for the 1st quarter we are very encouraged about the real estate market at the beach. Buyers think the prices have stabilized and they want to take advantage of historic low interest rates. Inventory is becoming limited - the time to buy is now!!     In reviewing the settled stats for 2012, it appears that sales for 2012 showed a slight improvement over 2011 by a marginal amount. Please see attached a summary of the sales activity for 2012.     In reviewing the settled stats for 2012, it appears that sales for 2012 showed a slight improvement over 2011 by a marginal amount . My experience this past year, was that each transaction had issues with financing, appraisals, home inspections or buyer's remorse. The last half of the year, we finally heard some positive news about the real estate market. As a result, the sellers became less willing to negotiate on price, while buyers were still looking for the best deal. Short sales and sheriff sales continued to be a major factor in the marketplace and had a negative impact on market values. New construction remains to offer a great value and some buyers find buying new a very appealing option. We are looking forward to an exciting 2013 with 9 contracts pending to settle in the 1st quarter. Hopefully, is a positive indicator that the Coastal Real Estate market is on the upswing.
